Property Assessment

The Municipal Property Assessment Corporation (MPAC) is responsible for assessing the value of all properties in Ontario. To calculate the amount of taxes that a property owner pays the assessment value of the property multiplied by the tax rate.

2021 property tax assessment will continue to be based on the same values in use for the 2020 tax year.

Assessment concerns

You can fill out a request for reconsideration (RFR) if you feel that the assessment on your property is not correct. The deadline to file an RFR is printed on your assessment notice from MPAC.

Residential Properties

Property owners in the residential, farm and managed forest property tax classes who have concerns about the assessment or classification of their property must first file a residential request for reconsideration (RFR). MPAC will conduct a review of the assessment free of charge.

Commercial or Industrial Properties

Property owners in the commercial or industrial tax class can choose to file either a nonresidential request for reconsideration or proceed directly with an ARB appeal. The complete process can be found on the ARB's website.

A fee is required to be paid if you file an appeal with the ARB.
