Tax bills are issued to all property owners in Lambton Shores. These bills fund services provided by Lambton Shores, the County of Lambton and the Boards of Education.

Farmland Property Tax

As a farmland owner in Ontario, you may be eligible to apply for a property tax reduction through the Farm Property Class Tax Rate Program offered by the Ontario Ministry of Agriculture, Food, and Rural Affairs.

Payment Options

There are a number of ways to pay your property taxes.

Property Tax Due Dates

Lambton Shores issues property tax bills twice a year, with two installments on each bill.

We mail the interim tax bill in February and the installment amounts are based on 50% of the previous years' taxes. The installment due dates are:

  • Last business day in February
  • Last business day in May

We mail the final tax bill in August with the following installment due dates:

  • Last business day in August
  • Last business day in November

Penalty and Interest Charges

Penalty and interest charges of 1.25% will be added to installments not paid by the due date. Interest charges are applied on the first day of each month until the balance is paid. Failure to receive a tax bill does not exempt the taxpayer from late payment charges.

School Board Designation

As a property owner in Ontario, you are required to support a school system. You can view and update your school support designation online via an online portal if you are a residential property owner or a tenant registered with MPAC

Tax Certificates

Tax certificates are issued upon request to anyone requiring certified information on the status of a property tax account. Please complete our online request form. The cost is $55.00 per certificate. If you require a tax certificate within 2 business days the cost is $75.00 per certificate.

  1. Pay by cheque: once you submit your request form, please make the cheque payable to Lambton Shores and mail to 9577 Port Franks Road, Thedford, ON N0M 2N0
  2. Pay by credit card: once you submit your request form, you will receive an email with payment instructions, including a unique invoice number and secure online payment link

Tax Forms

Reduction or refund of taxes 

There are circumstances where a property owner can apply for a cancellation, reduction or refund of property taxes. You must file your Cancellation, Reduction or Refund of Taxes Application before February 28th of the year following the property tax year that you are applying for.

Vacancy Rebate Program

On November 6th, 2019, Lambton County Council has eliminated the vacancy rebate for commercial and industrial property classes effective for the 2020 taxation year.

Tax Rates

The Municipality of Lambton Shores establishes tax rates through By-law from the budget requirements of the Municipality. The Province sets the education tax rate and the County of Lambton sets the County rate.

To calculate property taxes for a property, multiply the property assessment value by the tax rate for the tax class of the property.

Tax Sales

The Municipal Act, 2001, allows a municipality to sell a property when taxes are in arrears for approximately 2 years. There are various steps in the tax sale process which are designed to allow the owner ample time to bring their tax account into good standing. However, after a Tax Arrears Certificate has been registered on the property for one year, the municipality can sell the property.
